By accessing or using the Investors IQ platform ("Service", "Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms in their entirety, you must not access or use the Service. These Terms constitute a legally binding agreement between you and Investors IQ and its operators ("we", "us", "our").
If you are using the Service on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
Investors IQ is an online analytical tool that retrieves publicly available real estate listing data, applies automated processing and AI-assisted extraction, and generates financial projections to assist users in evaluating real estate investment opportunities. The Platform allows users to model deal financials, store property information, upload documents, and request supplementary data from listing agents via secure forms.
The Service is intended solely as an informational research and organization tool. It is not a brokerage, investment advisor, or financial institution of any kind.
Nothing on this Platform constitutes financial, investment, legal, accounting, tax, or real estate advice. All outputs are analytical estimates only.
Investors IQ is not a registered investment advisor, securities dealer, mortgage broker, or real estate brokerage under any applicable provincial or federal legislation, including but not limited to the Securities Act (Ontario), the Real Estate and Business Brokers Act, 2002 (Ontario), the Mortgage Brokerages, Lenders and Administrators Act, 2006 (Ontario), or equivalent legislation in other Canadian provinces and territories.
All platform outputs — including cap rates, net operating income (NOI), cash flow projections, cash-on-cash returns, loan-to-value ratios, and any other financial metrics — represent estimates based solely on available data and user-supplied assumptions. They are not guarantees of future performance. Actual investment results may differ materially from any projection generated by the Platform.
You are solely responsible for any investment or business decisions you make. You should always consult a licensed real estate professional, registered financial advisor, accountant, and/or lawyer before acting on any information obtained through the Service.
The Service relies on publicly available listing data sourced from third parties. Investors IQ makes no representations or warranties regarding the accuracy, completeness, timeliness, or reliability of any data retrieved, displayed, or processed by the Platform.
Coverage varies significantly by market and listing source. In some cases, only a subset of property data may be retrievable; in others, no data may be found at all. Platform outputs are a structured starting point for independent research — not a substitute for direct verification with authoritative sources.
Data submitted by third parties through the agent enrichment feature is the sole responsibility of the submitting party. Investors IQ does not verify, warrant, or accept liability for the accuracy of third-party submissions.
You must be at least 18 years of age to use the Service. By using the Service, you represent and warrant that you meet this age requirement and have the legal capacity to enter into a binding agreement in your jurisdiction.
Access to the Service requires a registered account. You are responsible for maintaining the confidentiality of your account and for all activity that occurs under your account, whether or not authorized by you.
You agree to provide accurate and current information when registering and to update it promptly if it changes. You must notify us immediately at the contact address below if you become aware of any unauthorized use of your account.
Investors IQ reserves the right to suspend or terminate any account at its sole discretion, including for violation of these Terms, suspected fraud or abuse, or extended inactivity, without prior notice and without liability.
Access to certain features of the Service requires the purchase of analysis credits. Credits have no cash value, are non-transferable, and are non-refundable except as required by applicable consumer protection legislation in your province.
Prices and credit packages are subject to change at any time. We will provide reasonable notice of material pricing changes. All amounts are in Canadian dollars (CAD) unless otherwise stated.
Payments are processed by Stripe, Inc. By making a purchase you agree to Stripe's Services Agreement and Privacy Policy. Investors IQ does not store full payment card details.
In the event of a billing dispute, you must contact us within 30 days of the charge. Investors IQ is not obligated to issue refunds or credits for disputes raised outside this window.
You agree to use the Service only for lawful purposes and in accordance with these Terms. You agree not to:

The Service and all associated content — including but not limited to software, source code, design, graphics, trademarks, trade names, and analysis methodologies — are the exclusive property of Investors IQ and its operators and are protected by applicable intellectual property laws.
Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service solely for your personal, non-commercial real estate analysis purposes.
No other rights are granted. Nothing in these Terms transfers any intellectual property rights to you. You may not use the Investors IQ name, logo, or trademarks without our prior written consent.
You retain ownership of any property data and notes you input into the Platform. You grant Investors IQ a limited licence to process and store that data solely to provide the Service to you.
THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTY OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY. TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, INVESTORS IQ AND ITS OPERATORS EXPRESSLY DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS, RELIABILITY, TITLE, AND NON-INFRINGEMENT.
INVESTORS IQ DOES NOT WARRANT THAT: (A) THE SERVICE WILL MEET YOUR REQUIREMENTS; (B) THE SERVICE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE; (C) ANY DATA OR CONTENT OBTAINED THROUGH THE SERVICE WILL BE ACCURATE OR RELIABLE; OR (D) ANY ERRORS IN THE SERVICE WILL BE CORRECTED.
NO ADVICE OR INFORMATION, WHETHER ORAL OR WRITTEN, OBTAINED FROM INVESTORS IQ OR THROUGH THE SERVICE CREATES ANY WARRANTY NOT EXPRESSLY STATED IN THESE TERMS.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL INVESTORS IQ, ITS OPERATORS, DIRECTORS, OFFICERS, EMPLOYEES, AGENTS, LICENSORS, OR SERVICE PROVIDERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES OF ANY KIND, INCLUDING BUT NOT LIMITED TO:
EVEN IF INVESTORS IQ HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES AND EVEN IF A REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED ITS ESSENTIAL PURPOSE.
IN NO EVENT SHALL THE AGGREGATE LIABILITY OF INVESTORS IQ AND ITS OPERATORS TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THE SERVICE EXCEED THE GREATER OF: (A) THE TOTAL AMOUNT PAID BY YOU FOR THE SERVICE IN THE TWELVE (12) MONTHS IMMEDIATELY PRECEDING THE EVENT GIVING RISE TO THE CLAIM; OR (B) ONE HUNDRED CANADIAN DOLLARS (CAD $100.00).
Some jurisdictions do not allow the exclusion or limitation of certain warranties or liabilities. In such jurisdictions, the above limitations apply to the fullest extent permitted by law.
You agree to indemnify, defend, and hold harmless Investors IQ and its operators, directors, officers, employees, agents, licensors, and service providers from and against any and all claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable legal fees) arising out of or relating to:
Investors IQ reserves the right to assume exclusive control of the defence of any matter subject to indemnification by you, at your expense. You agree to cooperate with our defence of such claims.
The Service integrates with third-party platforms and services, including Stripe, Inc. (payment processing) and Google LLC (AI-assisted data processing). Your use of these third-party services is subject to their own terms of service and privacy policies, which we encourage you to review.
Investors IQ is not responsible for the availability, accuracy, content, policies, or practices of any third-party service. References to third-party services do not constitute an endorsement.
Investors IQ reserves the right to suspend or terminate your access to the Service at any time, for any or no reason, with or without notice, and without liability to you. Grounds for termination include, without limitation, breach of these Terms, conduct that Investors IQ reasonably determines is harmful to other users, third parties, or the integrity of the Service.
You may request deletion of your account at any time by contacting us. Upon termination or deletion, your right to use the Service ceases immediately. Unused credits are forfeited upon termination for cause.
The following sections survive termination of these Terms: Sections 3, 9, 10, 11, 12, and 15.
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.
Any dispute, claim, or controversy arising out of or relating to these Terms or the Service shall be submitted first to good-faith negotiation between the parties. If not resolved within 30 days, either party may pursue resolution through the courts of the Province of Ontario, and you irrevocably submit to the exclusive jurisdiction of those courts.
Nothing in this section limits our right to seek injunctive or other equitable relief in any jurisdiction to protect our intellectual property or confidential information.
We reserve the right to modify these Terms at any time at our sole discretion. We will provide notice of material changes by email to your registered address or by posting a notice on the Platform. The updated Terms will take effect on the date specified in the notice.
Your continued use of the Service after changes take effect constitutes your acceptance of the revised Terms. If you do not agree to the revised Terms, you must stop using the Service.
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Investors IQ with respect to the Service and supersede all prior agreements, representations, and understandings, whether written or oral, relating to the subject matter hereof.
If any provision of these Terms is found to be invalid, illegal, or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall continue in full force and effect.
Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.
